Can FSBO (For Sale By Owner) hurt a seller’s bottom line?
Aside from selling for much less than other properties, FSBO properties:

2. Buyer Agents avoid FSBO:
The buyer’s agent will often avoid showing FSBO homes altogether. Agents do not want to show a home that is frequently over priced, poorly staged, and difficult to schedule showings. These transactions tend to be challenging as sellers do not have the correct documentation prepared becoming a headache for buyers and their agent.

When people sell by themselves they do so with the hope of saving money. But little do they know, they will be putting a lot of money into this upfront and with no guarantee that it will work. The Truth About Using Online Estimate Programs
Although there are online real estate data base and web based classified companies (i.e. Zillow, Trulia, Craigslist, etc.) who offer programs that say they can provide the estimated market value for an individual home, it is exactly that..."an estimate".
For example: one such program is calculating estimates for about 100 million homes nationwide. It is a starting point in determining a home's value and is not an official appraisal. These estimate programs automatically compute daily based on millions of public and user-submitted data points.
In some areas where there is an abundance of recent information on surrounding houses, the estimate program may be more accurate. Where little recent information has been provided, this effects the accuracy in the estimate provided by these programs causing a large percentage of potential home sellers and buyers to be misled.

Why Can't Online Estimate Programs Replace a Realtor?
The bottom line is these programs don’t know a lot about your house! The way a Realtor determines real estate market value totally differs from how online estimate programs work. These programs can’t reason and think like a Realtor can. It fails to consider:
Type of Home
It doesn’t know that your home is being included in the estimate with a condominium in the same location which was recently sold and may diminish the value of your home.
Town Data
It doesn’t know that the town’s info on your home is wrong and that you have 3 full bathrooms not 2.
Home Repairs
It doesn’t know that your roof needs to be replaced and the home beside you has a brand new roof. Or that you just spent $10,000 on a new lawn care system, put in a new home security system and the recently sold property across the street used to obtain a valuation of your home has no improvements.
It’s a Starting Point
Although these estimate programs can be a useful tool for buyers and sellers it can not be used exclusively to buy or sell a house. A lender will not give you a loan for your mortgage based off of an online estimate. You will be required to obtain an appraisal from a certified appraiser for the mortgage lender in order to obtain financing, unless you are paying cash.
